St Joseph's College, was previously a derelict property set on a hilltop position on the fringes of Mill Hill Village and was subject to significant interest from the property development industry.

The site was an old Catholic Missionary and the gardens and grounds were subject to an Area Tree Preservation Order, and was located within a Conservation Area which protected almost all the trees.

As part of the due diligence process prior to making an offer, Ruskins were asked to visit the site and accompany the developers on a walkover to discuss the development potential of the grounds and the opportunities to enhance the wider gardens.

Our role from enabling demolition works to commence, supporting planning applications and allowing access and basement construction within the Root Protection Area of protected trees, ensured that this project achieved planning and now having been completed, whenever we pass this iconic building, we are honestly proud to have been involved in this project.
